The Three Tiers of Kitchen Remodel Cost
Every kitchen project we price in Modesto, Stockton, Lodi, Turlock, and the surrounding valley falls into one of three tiers:
- Refresh — $30,000 to $60,000. Cabinets stay put (repainted or refaced), new counters, backsplash, lighting, plumbing fixtures, and flooring. No walls move, layout stays. This is the right tier when the kitchen’s bones already work.
- Full remodel — $65,000 to $120,000. New custom or semi-custom cabinetry, stone counters, new appliances, tile, lighting design, and updated plumbing and electrical brought to current code. Layout improves within the existing footprint.
- Custom transformation — $120,000 to $200,000+. Walls come out, the island gets bigger, structural work (a beam where the wall was), high-end appliances, custom cabinetry to the ceiling, and design details like arches, paneled hoods, and butler’s pantries. Where the Money Actually Goes
On a typical full custom kitchen, the budget splits roughly like this: cabinetry 25–30%, labor across all trades 20–25%, countertops and stone 10–12%, appliances 10–15%, electrical and lighting 8–10%, plumbing 5–8%, flooring and tile 8–10%, and design, permits, and project management filling the remainder. Two things surprise homeowners: how much good cabinetry costs (it’s furniture, built to survive decades of daily use), and how much of the budget lives inside the walls — electrical panels, venting, and plumbing that a 1970s Central Valley ranch was never built to supply.
What Moves the Number Up
- Structural changes. Taking out a bearing wall means engineering, a beam, and a permit — worth it for the open-concept result, but it’s real money.
- Older homes. Modesto’s College Area ranches and Lodi’s Craftsman-era homes often carry undersized electrical panels, galvanized plumbing, and past unpermitted work.
